More than 20% of Austin ites are born in a foreign country

Austin has become a hub for transplants from all over the world. This is a sneak peaks thanks to the partnership of Austin Board of Realtors and the National Board of Realtors, where we get to examine data of international homebuyers habits who purchased a home in Central Texas. 

62% purchasing primary residence

That's a higher rate than the 50% which accounts for ALL U.S. foreign buyers. This percentage confirms our growth in housing and job opportunities across Central Texas. 

35% are paying cash for their homes 

Foreign buyers across the globe account for 39%. Here are the breakdown for top foreign home buyers purchasing in Central Texas: 

  • 42% of Mexican buyers paid cash
  • Asian Indian & Chinese buyers all used U.S. mortgage financing 
  • 83% of Australian buyers paid cash
  • 67% of Canadian buyers used U.S. mortgage financing 

$800 Million in Sales Volume

5% of the dollar volume of sales reflects the number of sales in Travis, Williamson, Hays, Caldwell, and Bastrop counties from April 2019 -- March 2020.

With buyers moving from Mexico, India, China, Australia, and Canada, Latin American buyers were the largest to purchase in the Austin market. Buyers from Mexico make up the largest foreign buyer market. 

31% Mexico • 9% India • 7% China • 4% Australia • 3% Canada

Median Purchase Price

The Median home price for foreign purchases was $381,030. This is quite higher than the national average $314,500 among all national foreign buyers. The Austin area Round Rock median home price was $326,500. 

Where are people moving to? 

61% of foreign buyers purchased homes in suburban areas. 79% bought detached single-family homes. The majority purchased homes in Travis County. 

U.S. clients searching abroad

52% of of ABOR Realtors ® reported working with U.S. clients searching for property outside of the states. 

Top countries of interest are Mexico, Costa Rica, Canada, China, UK, Italy, Columbia, Dominican Republic, France, Brazil, Belize, Philippines, Panama, Bahamas, Spain and Venezuela.
